July finished strong this year, with several closings at the end of the month for our team! One property we were particularly proud of was our listing at 157 Fleet Street #811 at National Harbor. This updated unit offered: open and inviting floor plan with 954 sq ft, two bedrooms, one bath, with gleaming hardwood floors, updated kitchen and a gorgeous view of the river. The unit sold for $375,000, and was on the market for around seventy days. There have only been two other sales of two bedroom units since January 2014; both with more living space (ranging from 100-300), as well as an additional bathroom on unit, and second parking space with the other unit. The median sold price for these units is: $393,000 with an average of 57 days on the market. We worked with the sellers to prepare the home for sale, took professional quality photos of the unit, captured videos of the unit and nearby community and networked with agents to promote awareness for this property. We discovered that the market in National Harbor is very unique, and does not follow the same trends as comparable units found in Alexandria or Arlington. Many buyers were unaware that residential buildings are available in the Harbor, which explains the higher days on market. However, the amenities of living in National Harbor are plentiful, and residents are able to walk out their building doors to a plethora of restaurants, cafes and boutiques along with the nearby amenities of the Gaylord Hotels, Waterfront and Capital Wheel. This is truly a wonderful area for anyone looking to live in a diverse, and walk-able area with wonderful amenities.
