Washington, DC Neighborhoods: Glover Park

Glover Park is located just north of Georgetown, bordered by Glover-Archbald Park to the west, Whitehaven Park to the south, Wisconsin Avenue to the east, and Fulton Street to the north.

On Saturdays from May through October, you can enjoy the Glover Park-Burleith Farmers’ Market, located at the Hardy Middle School parking lot. You can stock up on fresh produce and local goods, and enjoy some live bluegrass music to boot.

Glover Park is also loaded with popular restaurants and bars, including Angelico Pizzeria, Bourbon, Old Europe, Rockland’s, and Town Hall, just to name a few.

The Wethman Group just listed a condo in Glover Park located at 4000 Tunlaw Rd NW, unit #1119. It’s a great two-bedroom, one-bath condo in a first-rate building. This unit includes an assigned parking space and storage unit. The bathroom has been renovated with custom imported tile, and the kitchen features stainless steel appliances. The condo fee includes most utilities except cable, phone, and internet. Building amenities include an on-site convenience store and dry cleaners, an outdoor pool, rooftop deck with spectacular views, and laundry facilities. The building also offers a 24-hour manned desk and a metro bus stop at the back of the building. And for all you buyers using an FHA mortgage, the building is FHA approved!

There are currently three units currently listed for sale in this building (not including the Wethman Group’s listing mentioned above). All three units have one bedroom and one bath and range in price from $239,000 to $289,900.

In the last year, eight units have sold at 4000 Tunlaw. Six of those units had one bedroom and one bathroom. The average sales price for those was $257,833, and they sat on the market an average of just 28 days before selling. The remaining two units had two bedrooms and one bath, with an average sales price of $447,000 and an average of 67 days on the market.

Station Square Condos in Clarendon

Station Square is a condo community in Arlington, VA comprising three separate addresses, all high-rise brick buildings, at:

1205 N Garfield St

1220 N Fillmore St

1201 N Garfield St

all in Arlington, VA 22201.

Completed in 2006, it is conveniently located very close to Clarendon metro and all the shops, restaurants, and amenities of the area. There are 309 units, with one building (Fillmore St) being ‘mixed use’, meaning it has both residential units as well as commercial units. The commercial space is currently occupied by Gold’s Gym and other local businesses. Clarendon hosts a weekly Farmer’s Market nearby on Wednesday afternoons. In addition to the commercial space on the ground floor, there are several residential units that occupy the ground floor which have their own private entrances, a nice perk for those who like the feel of a house but long for the convenience of a condo. Units on the first 4 floors have loft-like architecture. The buildings have a wide variety of floorplans available. Most units have garage parking, and some have additional storage units. The community is pet friendly, but is limited to just one per unit.

Amenities in the two Garfield Street locations (which are open to residents of all 3 addresses) include an outdoor swimming pool located within a courtyard area at 1201 North Garfield Street, and a community room and a business center located in the same building. Residents also enjoy discounts at the Gold’s Gym.

Nearby in Clarendon are some of Washingtonian’s 100 Best Restaurants including Liberty Tavern, Restaurant 3, Eventide, Rays the Steaks and Minhs, as well as other popular restaurants like the new Northside Social, Harry’s Tap Room, Faccia Luna, Mexicali Blues, Boulevard Woodgrill, Whitlow’s, and the new Lyon Hall. Shopping opportunities abound nearby in Market Commons (Pottery Barn, Ann Taylor Loft, Crate & Barrel, Barnes & Noble, and others) and of course, the Whole Foods is just a block away. The Clarendon Alliance promotes the health and vitality of the Clarendon area.

Units in Station Square turn over fairly frequently; In the past year, 21 units sold, ranging in price from a one bedroom listed at $370,000 to a two bedroom/two bath unit listed at $648,500. The average sold price for a one bedroom was $391,750, and the average price for a two bedroom was $532,357. At the time of this writing there are three 2BR units on the market. Up and Coming In Petworth

I happened to stop by a client’s new house today–a fantastic renovation of a rowhome in Petworth–and whom should I see walking down the street but Mayor Fenty himself! He was checking out the neighborhood, shaking hands, etc.–no doubt checking up on all the recent development in the area! He was very interested in the recent sales in the neighborhood, which obviously has been undergoing a lot of changes lately, so we chatted for a few minutes.

Park Place, the new apartment and retail complex, is now open for business and
includes a rooftop terrace with bocce green lawn (yes, seriously). A new Yes! Organic Market is also now open at 4100 Georgia Avenue, and a variety of other apartment and retail projects are underway as well.

Many homes in Petworth are older 3 level rowhomes with welcoming front porches, similar to the one shown here. Many are in need of renovation, but occasionally a builder will come in to “flip” one so you can have a home that’s been completely renovated and is move-in ready. Buyers love the space (often 3 finished levels) and quality that you can get for the price while being so close to metro and with so much development happening nearby.
